HDB Rental Advice Needed ASAP!

i'm interested in signing an HBD lease today and just wanted to get some opinions from people.

it's in the Commonwealth area, right next to the MRT.  2 bedroom, fully furnished, newly remodeled for $900/mth.  with 1/2 month rent for the agent fee.  gov approved.

i'm planning to ask about the air con maintenance and tv license, etc, but are there any other issues that i should find out about.

Be sure to check:
1. Identity of owners - this MUST match the name/s on the property, letter of intent and/or lease, AND any payment going out must go to them and them only;

2. Letter of Approval from HDB;

Otherwise looks like a good deal!
