We're asked by landlord to service aircon 4 times a year. Contractor form landlord is asking for $400 per year for this work. Does this sounds reasonable??

How many fan coils are there? Market price is about $35.00 per fan coil unit. So if you have 3 fan coils, and get 4 times servicing a year, then yes, it is reasonable.

We are very staisfied with our air-con maintenance contract done by A.E.M.S. every two months.

Their quote was around $30 per unit per visit.  That depends on type, location, age of air-con units, etc.

Let me know if you want tel. No. for contractor.

I find it amazing that the landlord expects the tenant to do the maintainence - after all you can't take it with you when you leave and it is his property after all. In all the places I've lived in in Singapore I've got the landlord to include this as part of the tenancy agreement (after all, he probably builds it into the rental price he's asking anyway). Also I have a house which I rent out in the UK and I have to be responsible for the servicing of the boiler and repairs to the washing machine, dishwasher etc.

i want expat to negotiate my next lease. in all the years i've been here it's always been my responsibility and have been told by my own h.r. people that it's market practice for servicing to be done six times a year so $400 per year isn't so bad..

here's one upside .. you pay, you pick who comes into your bedroom and starts fiddling with the remote!

Check whose name is on the lease - if your company signed it then they are responsible!

This was a slight bone of contention at my co between HR and expats.  In the end the book was passed to us, but the agreement I signed with my co is that I am responsible for ensuring they are operational when I leave and must prove at least one full service per year.

That's all I will do.  In the meantime my husband cleans the filters once a month and we will get the chaps in if we have any problems.  Filter cleaning is really easy for wall mounted units - you just open the front, slide the filter out and scrub in the shower!  The coils and bigger pieces of kit (located outside the apartment) only need servicing once a year.

I'd like the tel no of the co at $30 per unit please, for our annual service!

Guys, thanks for all your info.
One question. Looking at strait times, loads of adds quoting $10 for servicing? What's the catch, or are they talking about something else??
