  We're now at the end of a two year lease (with a 12+2 diplomatic clause).  Soon we'll be talking with our landlord about a 6 month to 1 year extension.

 My question is: are we going to get another diplomatic clause or anything like it?  I'm hoping that we can set a term (maybe 1 year)with a 1 or 2 month notice clause and no other (significant) obligations.  Is this possible and reasonable?

Yes, it is possible, since this is a renewal. You don't have to 'serve time' again ie there is no more 'minimum stay period'. However try to be fair to the landlord - tell him truthfully it is going to be a 6-month or a 12-month lease. That way he can decide or agree to let you have the place, or find a new more permanent tenant for a regular 2 year lease. Of course there is no guarantee he will get a full 2-year lease; that is his choice. But at least you would have done the right thing.
