|Has anyone had any experience in breaking a lease.  We have finally had enough, many problems including holes cut in my ceilings to monitor aircond, due to condensation ruining the ceilings this occurred 5 weeks ago and is still not fixed. Sliding windows in the lounge that dont seal letting in noise dirt and the air cond out. These cant be fixed and the manufacturer said that they were never designed for this type of use.  Now they are building a 27storey apartment block straight across the road and have been notified that the pile driving will continue until Feb and that at time may need to go late into the night.  My nerves cannot take anymore.

Review the terms of your lease carefully and consult a lawyer.  The issues you raise are probably not valid reasons to terminate the lease.  Do you have the typical diplomatic clause which could provide an exit?
Consult with a legal advisor, get their opinion and take it.

Yes, we have had such an experience!and your problem with the sliding windows sound familiar, us had rain water coming inside the house.  I agree that you should seek legal advice. We did too and it's a nerve wreckling situation.  Good Luck!

Sorry to hear of your problems. Some landlords can be a pain.

These problems by themselves *CAN* be solved. Sit down and talk to your landlord. If he doesn't attend to you and/or the problems, write to him. Also get a lawyer to send him a letter.

The Tenancy Agreement allows for rectification works after you have done the necessary - notifying the landlord, allowing for time to let him organise labour for repair works, etc. After you have served enough notice on the landlord, you may proceed to get repairs done. May I suggest you do it properly : get a few quotes, and each time keeping the landlord informed by Registered Mail. Take photos. Keep all invoices.

You will not be allowed to offset expenses paid for repairs from the monthly rental. The lawyers will be able to advise.

Finally, the construction next door of a 27-Storey block is not enough reason to break the lease.

thank you and others for your replies, the problem is that the owner and agent have been fixing this problem and many many others for over 3 months. I now feel that my apartment is just an extention of the Orchard MRT.  But the straw that has broken the camels back is the 1m wide holes cut in my ceilings in the lounge, dining, kitchen,laundry areas that have been left for 5 weeks.
I guess i just need a holiday but then again I wouldn't tolerate this in whatever country I live in.
To the person with the leaking sliding door , maybe we live in the same block.

Sorry, forgot to add these are repairs under a builders warranty, so I don't think I can call anyone else.

Can anyone recomend a legal advisor.
