Sorry for another rental question but will just be moving and need to know how others think.

We are looking at an apartment off Keng chin/ Ewe boon road.  This is the road along Bukit timah between Balmoral and Stevens Road - 5 mins to Orchard.  Its around 5 years old, small development - only 15 stories, 1 unit per story, only a small pool as facility.  Being quoted 4,000 for a 3-bedroom/ 1290 sq ft.  Is this reasonable? 

The only issue I see is that there is construction near the site that is probably why the price is not too high.  Flat condition is ok - move in condition, etc.

Any thoughts?

$4,000 in this area is reasonable IMO.

We have friends along Balmoral in bigger places with rents upwards of $7,000 - ~1,600 to 1,800 square feet.

It's a great location to move around Singapore from.  If you like it and it's what you can afford you should lease it.  The price sounds good perhaps you can offer $3500 and see what they say but you will have to consider whether you can handle construction noise on a nearly constant basis and perhaps dust, dirt etc.  Though there are not too many areas that do not have this problem.  Enjoy Singapore.

Why? Because inspite of what you may think, what you read on this board is not exactly indicative of what actually happens in the real world. I have had 4 different landlords in Singapore, and only the first one gave me any hassle about returning the rental deposit (and the we he was arguing about about $200). One even gave me back the deposit on a pro-rated basis when I reduced the rent without being asked. 

Over the years, I have known many people here and very very rarely has anyone complained about landlords not returning the deposit. I am not denying that it happens (before you jump in with your personal tale of woe) merely that is is not the norm

Obviously there are some difficult landlords out there, but most are fine and abide by the conditions in the lease. As should the tenants. If you are the kind of person who tries to withhold the last months rent in lieu of the rental deposit, then frankly, you are part of the problem and deserve to be screwed.

if i had withheld in lieu i wud not have lost my money
based on my exp. & other ppl i know  - this is so common that my default advice to any tenant is to plan for this
i've been here 10 yrs - in singapore you can deal blindfolded with the govt - but the private sector - person or co: i assume they are all cheats - of course there are exceptions. I have met them too - tho not LL s

Since you think it fine to break the terms of the lease by withholding the last month's rent, I assume that you would also agree that the landlord is free not to abide by the lease contract either.  As you sow, so shall you reap my friend. 

I wonder how your view might change if you ever became a landlord.
