with the proposed crash...
Any idea with regards to rental prices.
What should we expect to pay for a 4 bed in Pebble Bay/Costa Rhu?
Other developments we are interested in are Astrid Meadows and Arcadia Gardens
Also distance from these places to Ang Mo Kio

Any info/advice much appreciated.

Rental prices in Pebble Bay differ, mainly because of the views.  If an apartment has a bay view then expect to pay more.  One of the bigger 3 bedroom places with a partial bay view just recently went for upper 7k, some landlords are asking mid 9k.  There are a vareity of 4 bed styles of apartments, for the smaller ones with no view expect about 10k.  Costa Rhu is quite a bit cheaper with a 4 bed with no view going for upper 6k, not sure how much the apartments are with a view.

If Pebble Bay and Costa Rhu are out of your budget, try looking at a couple of the others on Tanjong Rhu.  Sanctuary Green, Casuarina Cove and Tanjong Ria are all cheaper options in the same location.

I have a friend who moved out of 4br at Costa Rhu last November. The LL tried to increase the rent from 5K to 10K. He countered with 7.500 which was turned down so he moves out.

Now, we both know for a fact that the unit is still empty after 7 months. Imagine how much the LL would have made had he accepted the counter offer. Now he is left with nothing.

On the other hand, I heard of an Australian family who signed 10K unit there recently (don't know how big ) so the LL just has to find one person who has no clue of the market  Grin

Duh! And how do you know it isn't empty or got twice the rental? The LL told you?

Are you of the school of thought that says only post positive (property) news?

Because they often talk with the next door neighbour that they used to have there, and she told them the unit is still empty.

Some people talk to their neighbours you know...  Wink
