I'd googled "enbloc" and your most informative archive came up. Unfortunately it is now in the archives but I scrolled to the end and it was mentioned that it would be interesting what perspectives would be on "enbloc" a year later. Well, it is almost a year later. Any updates for us expats who are new to this?My main concern is not so much renting but buying a place that is due to go en-bloc-would I be at a disadvantage as the landlord knows its going enbloc, so my question is " If everybody profits from an enbloc sale,why should he be selling it to me now unless he has already fettered in into the purchase price?"

Yes, and do take note that the enbloc sometimes might not go through.... or they talk about it for such a long time and wonder if it will ever happen.

Its called "hype".
En bloc is an advertising process, rarely a propspective development. Are you trying to sell the same pup again?  Grin

I remember the en-bloc thread, it's quite fun to read the postings today. People were so positive that the hype will last forever. Here are some highlights from last year:

"Dun Worry. US economy is doing not bad, only the sub-prime having problem. US gov will do something about it to solve the issue.."

"when LP enbloc...nay sayers will nay nay LP...when LP enblocs...they will nay nay NC...when NC enblocs...they will nay nay MG...when MG enbloc, they will nay nay BP...when BP enbloc...then they realize cannot nay anymore...then nay nay elsewhere as usual losers"

"As for en-bloc fever, my view is that it will go on for many years as long as economy is good..."

How much things have changed in 12 months... Could we also archive some of the property topics this year? Would be entertaining to read again next year...

all the enbloc posters quietly slinked away from this forum after the game ended for them. one or two might even be in prision for vandalism and other criminal behaviour.

darn, couldn't do our victory dance. 

maybe the eternal "bulls" will too.

yeah... its gone so quiet on the enbloc front. anyone knows what has happened to those development rumoured to be enbloc-ing? Beverly hill, bayshore park, neptune court?

As far as I know, they have given up the idea. The place has been doing some major renovations and owners won't let the money go to waste.  Grin

There will be no enblocs any time soon, even if some dopey condo owners manage to vote through.  Unless no one has noticed the developers seem to have far shallower pockets than the bulls used to bang on about, they have as a result been forced to do recent rights issues to ensure they stay afloat.  They aren't therefore going to be buying up condos in the near future.

Dunno. This condo has been fighting for enbloc for the longest time. It gets really ugly amongst the pro enbloc and anti enbloc. But I believe the residents know the importance to maintain an enbloc facade to keep prices high as the 60 lease term is running down real fast. So all this EGM and AGM will go on and on and on and on and on to give people hope. The intention is to show people that enbloc is real to fetch an enbloc premium from the raiders, or else price will crash.

Anyone knows what happened to Bayshore Park's gathering of signatures? Did they have 80%?

is there a minimum amount of remaining lease required before a condo can be considered for en-bloc?

This is stupid.  Dumb idiot owners may think they can get some premium.  No developers are buying them.. who cares what gets votes through - need a buyer and there aren't any.  This is assinine kiasu stupidity at it's worst.
