Don't worry. Your property will at most drop 5 to 10% because it will never go below that of the HDB. The govt. will never allow the HDB prices to crash.

HDB prices DID fall after 1997, that is a fact. Furthermore Govt is pricing flat to market price. So if market goes down, so will hdb price. They are being fair, and you gotta respect them for that.

Get out now if you bought to invest. Take a small loss if need be. In 3 years you will be able to buy it back at 50% of what you paid.  Cut your losses.   Even in 8 years, there is no guarantee you will break even again.





So if he sells and it does not fall by 50%, you will refund him the balance? What a fool you are.

And if he holds and it does fall will YOU refund him, if not then shut up with this garbage.

relax dude....$700psf is a good price...plus you get to stay rent free

enjoy life ...but save up even more...if it crashes buy another one...in the long run you will not go wrong by investing in property

During the worst of times, HDB selling price dropped less than 5%. If the HDB price crashes the govt. will collapsed.

Currently second hand condo in Bedok that i have seen on june this year is around price range of SGD 500K - 550K (the aquarius). 3 rooms condo (with 2 bedroom).

Lets say market crash for 40% or even 60% like "cash is king" says.

PRice of the condo will be like 300K (40% down) or 200K (60% down) when the market crash,

since we only pay 20% downpayment, only required 60K or 40K to buy a condo. wow... maybe i will buy 1 more.

Braja i am a bear but i dont think it will ever go down to the 300k range. It is difficult to see how things will go down below say early 2006 levels. But then this downturn might turn out to be the mother of all recessions - then all bets are off.

ticking agaisnt those who bought at bubbly prices. My take is that property prices will slide and with certainty. Hold your horses. Amongst those who bought at high prices will be some who have to liquidate.

Today is down to mid 2004 levels, a long way below anywhere is 2006.  Capitaland to pick a property stock is down to mid 2005 levels but around 75% off it's peak.  While these things are not 100% correlated to property prices they most certainly are related and property generally lags stocks.  Personally I doubt they would go below early 2006 levels for any substantial length of time but could see them a fair bit lower for a shorter period.  Question is when and how much, I am not going to pretend I could pick this.
