Why on earth would EVERY aircon unit in the place need servicing every 3 months?

Firstly, we won't even use every room regularly.

Is this negotiable? 

If not, could we 'fake' the paperwork via a dodgy aircon repair place? 

Do the Agents/LL's really come around and check every 3 months, or only when you're moving out?

Maybe you could fake it, but if any of the ACs break down you could end up in a pickle if your little scam is exposed. I have never messed around with this one. Just get an el cheapo service contract and forget about it. We now live in a place where we own all the aircons ourselves and we do have them serviced every 3 months. Mould and other nasties accumulate very quickly in humid Singapore. It's not healthy to not service the aircons at least every 3 months.

Thanks...roughly how much does it cost?  The place we've put an offer in on has 4 units.

Around $120 for 4 units is a decent servicing price.

Every 3 months doesn't sound bad to me --- I have to do it bi-monthly.

You may be able to get servicing done for $20 to $25 per unit per service visit if you can find a "man with a van who can" kind of operation. You should be able to bargain for this.

Its so cheap its not worth even bothering to try and fake it.

The main purpose is to blow out and clean the condensate drains. These can have mold gowths in them that are easily cleaned with regular cleanign but a total b*tch once they are completely choked. A seldom used AC unit will choke more easily than one in daily operation. Spend a penny, save a pound...

I agree, it can save on running cost as well as being healthier to live with. We have 6 units serviced every two months at $720 per annum. Works out $20 per unit per clean.

actually it is not that difficult to do it yourself, but since the LL insist...

it is a bit surprising how little DIY people are here.

However, you may need to show the receipts should the aircon need replacing etc by the landlord.  He may need proof that you have had the servicing done.

we pay $20 per unit. Last time one broke down, the LL wanted to see proof of servicing.

I pay $100 per unit unit for a year of servicing - three standard services a year.

not fake it. Give it a proper clean as recommended (websites galore for DIY types).
Then give yourself a pat on the back and a self-issued receipt (you can buy a bundle from any bookstore).
Problem solved. Won't cost you a penny but probably 2 hrs every 3 months.
