Let them take that nonsense clause out of the contract!? That's what I do all the time. We still have the aircon cleaned as many times a year as we deem necessary though. (Depending on usage of aircon etc).

In our previous house, we had the aircons serviced regularly (including chemical washes etc). The aircons lasted us 13 years and they worked faithfully like new. There is something to be said for keeping the pipes clean and unblocked -- but if you feel every 3 months is a bit much, then maybe thrice a year, but definitely needed because the amount of dust which builds up means someone has to get it done diy or otherwise.

Dear newlocal
I am actually quite worried about you.  All your threads (and there are quite a few) seem to be very negative.  I'm wondering if you are suffering from culture shock, depression or are just quite sad at the moment.  Can I suggest that rather than spending your time on this site moaning and asking questions that you go out, get some exercise, meet new people and make some friends.  You may find that if you adopt a more positive approach to being here you may be get more out of your stay in Singapapore.
Good luck!

I think the contract states at least every 3 months for a reason. From my experience aircons pack up really quickly and breathing in dud air from a dusty aircon cannot be too great for you.

Here's a classic example. Our LL lives abroad and we have dealt via his agent. We stipulated that we wanted all aircon chemically cleaned and serviced before we moved in a month ago. The agent  apparently took the previous tenants word for it that they had serviced it over 2 years. Within a few days we had the aircon people back as they where too hot (wouldn't even cool at 18 degrees) and they told us all the condensers where filthy and one had to be replaced and that the aircon had not been looked at for years. So without sticking up for my new LL (as I do despise most of them) he had to fork out a fortune to chemically clean 5 condensers, replace one of them totally and have 7 aircons serviced because the previous tenants didn't stick to their agreement.

I find that if you skimp on aircon it will come back and bite you on the $$$$.

On another note. Newlocal - you do seem to be doing a lot of whining. Please get out and enjoy yourself or this is going to be one lonnnggg posting. Yes there are things about SP that annoy me but then there are other great things about this place. Yesterday I had 2 epsiodes of road rage and wanted to get on the next BA flight back to the UK but today I do not care as I am off on 3 long weekends to China, HK (OK, I know that's China too kinda) and Bintan in the next 2 months so life is kinda rosey Wink

Hillarious that some find this post MORE interesting than the one about the white baby being left to fry by the filipino maid.

Thanks for the info on the aircon.  Spoke to the agent and he said that he'll suggest the handyman and it's $20 a unit, and if some units haven't been used or don't show signs of mold etc when opened, the fee on those will be waived.  So this agent is turning out to be helpful now in the end...(fingers crossed)
