IMPROVED market sentiment sent sales of new private homes surging to 1,668 units in May.

This is way above already-strong developer sales levels of 1,214 units in April and 1,220 units in March.

 
Last month, developers launched 1,161 new homes, up from 1,085 in April, according to data released by the Urban Redevelopment Authority on Monday.

I wonder if Kubes and CT will find some new reason why this data is not to be trusted.  I remember last time around, the market cycle was punctuated almost daily by feeble cries of 'it's going down any day now'...

Guys:  No depression or concern here.  Just a good dose of surprise, topped with some dismay.  Surprise because there is no economic or fundamental basis for recent price increases.  Dismay because price increases are far more negative than positive for a sustained recover and successof the Singapore economy.

Still waiting for someone to explain why the transaction volumes are up.  Is it because the prices are still 10-20% lower than 12 months ago for the mass private and 30%+ lower for the prime properties?

People are happy, people have money, people buy.

So it's like that. Market Kubes.

What are the economical fundamental basis you consider when you go grocery shopping?

I like the Japanese apples, they are prettier, juicier, also quite fashionable. I happy laaaaa, I buy. Ok they are more expensive than the Gala apples and probably have the same amount of nutrients but I happy leh. So I buy the Japanese apples. Sometimes I stingy, so I buy the Gala apples. Not bad, good also. Depends on my mood and what I can afford. MARKET.

Sometimes I like Australian cheese, but mostly I prefer French cheese. Oh and I like Australian white wine but prefer French red. If on discount, I buy more and keep. Cheese, I prefer French, but even if discount I don't buy a lot and keep. You?

Do you ask the grocer why the price of Japanese apples so high even tho fundamentally there's no basis? You don't buy la, more for me. I like.

Prices are up at The Sail @ Marina Bay because:

•Liquidity. 1000's of people have a lot more disposable cash than 12 months ago.(Removed from robbing banks in order to protect from the corrupt U.S. and European systems)
•Good investment partly due to upcoming IR Projects / CASINO
•Most locals, Chinese and Mid East investors trust agents more than bankers after the 'show' in USA and Europe so put their money in a sure fire long term winner instead of letting a few rogues play games with or steal their money
•Great views (Especially in my bedroom)
•10 mins to OT
•Middle East buyers pushing price through the roof and guaranteed to be 5000+ (Average)within five years
•Singapore's benchmark property
•Handy for Lau Pa Sat ;o)
•Jason's just downstairs with Japanese apples, Spanish red wine and no cheap Australian imposters. Who cares about the price, our condos are making us a fortune!
•Harry's next door so can crawl home and somebody opens the door when you get there
•KFC downstairs. (No roo burgers)
•High class hookers on call 24/7 (me)
•Locals, Chinese and Middle East investors fully appreciate the CASINO effect
•VERY Easy to rent due to upcoming IR Projects and CASINO
•Located near to One Raffles Quay, Raffles CBD, Marina Bay Financial Centre (Most important business and unfortunately banking sectors will relocate to MFC)

The Japanese apple suppliers have more of my money. I have more of some one's money.

Oh and some money went down the crapper to the Americans. No offense V, you know the ones who use their house like an ATM machine?
Most of that $ belongs to China now. They can slowly pay them back for the cheap bits of plastic/electronics etc. they used their houses to buy.

Really, it's that simple. What to do, it's like that.
