i'm interested in a property that's being represented directly to me by the seller's agent. Is there anything special I should bear in mind in this situation? Obviously, I'll engage a solicitor.

ALL AGENTS ARE SELLER'S AGENTS. Even the one you think is your (the buyer's) agent. This is a function of the size of this little red dot and the fact that if they don't get deals signed & sealed the agents make not one cent.

It is always best when soliciting advice to set aside the blatantly subjective cynicism of certain posters such as the above.

In any case, whether you have an agent or not, Singapore generally works by the principal of caveat emptor.  If you feel comfortable with the price and the transparency of the process, then by all means, proceed without one.  If you don't, then get one.  It makes not a whit of difference to your end price (as the seller pays the same commission whether his agent sells it directly or not).
