Why do you need to tidy up? You're not selling the place and you're already being accommodating. Maybe you should instead be really messy so that viewers get turned off and tell the agent as much.

The lease has no requirement for your place to be in showroom condition so don't encourage more viewings!

Then the longer it will take to sell the place and the continued inconvenience.

If you are spending a small fortune on a place then I'm sure that you would want a good look at it at a time suitable to you and would probably want more than one viewing if you were really keen.  I actually think the times chosen are for the convenience of the agents who of course have a day job to attend to.
Without photographs or floor plans provided by the agent, then it is no wonder that potential buyers seek to record this information for themselves. Furthermore, if there is a transfer of landlord, then the new landlord might want to see what condition the property is in, as he will be the one giving you back your deposit at the end of your lease.
Given the homogenous nature of properties in a development, I'm surprised that floor plans at least, are not forthcoming.
As I have said before, why are newspaper property adverts full of agent mug shots and not pictures of the property?

Right on!!

This is EXACTLY the issue.

I agree with the following points from other posters:

1) The agent has a day job and so SHE is the one that cannot make it until evening times!  It is NOT that prospectives refuse to come in their lunch hour when my wife is home and would gladly show someone through.  But the AGENT insists on evenings when my wife is cooking and we are having our private moments on the couch!

2) MAJORITY of Agents here never provide photos if you call up and ask about a place for sale or rent.  "Come and look, lah!" (so you wind up going to look at crappy places). They think they INCREASE their chances this way.

3) The more tidy the quicker it will sell.

4) Any serious buyer would be KEEN to take off and check out an apartment or house.  When we bought our property in the US, we LOVED looking around and using it as an excuse to come later to office, or take a slightly longer lunch break.  If I was an agent here, I would get some awesome pics of the place and use them to my advantage.  Then I would only waste my own time with SERIOUS buyers who can come at lunch or day time.  But no, they prefer to insist on evening,

We've banned weekend showings and that's why Agent insists on evenings.
