The upside is at least $0.6M if can buy a unit now at LP, based on estimated reserve price.
What if cannot secure 80% to sign the CSA?

No worry. LP is such good place to stay. Such seafront is rare...very rare in S'pore. LP is one of the rare spacious estate with the sea, land, n air to enjoy

Understand there is a meeting for BP-ers to discuss enbloc prospects on August 12th.  Have looked at the BP site, but wonder how true those figures really are.
What chance, I wonder, of en blocking this time around?

whole island surronded by sea
so many sea front properties
punggol, jurong, tuas, sembawang...
even inland has reservoirs
macritchie, bedok, pierce ...

so how to have developers pay high prices?

Those minutes are from normal committee meetings - like the AGM a few months back where we voted all members in.  This formal legal comittee is nothing to do with the en-bloc comittee.  Yes they discussed it, of course they would as it's current topic around Bayshore, just as is other topics, lifts, landscaping, the crap food at Connies!

Seriously, I've still heard nothing about this 12 August meeting and if it is true this committee is not going to far with out communicating to the owners what is happening.  Where's the notice for owners to attend?  It all sounds a bit secret and dreaming/rumour to me.

On the board in the lobbies there was a notice posted about the possibility of en blocking.  There is a contact name and number there, which I called and was then told about the August 12th meeting.  When I questioned the fact that had we not seen the notice and the number we would not have known about the meeting (since we don't actually live there - the unit is rented out), I was told that a note would be going out to all owners in the next few days.  Apparently the Management Office will be sending it out with the bills.

To all Mandarin Gardens Owners out there  ,

I managed to get hold of a "polling list" which is supposed to  gather the number of owners interested in enbloc from the management office today.

I understand that many investors like myself will never get hold of it unless we heard word of it.  Please email me your fax numbers or email addresses.  We need to reply by the 5th August, so I will try to send out as many as I could over the next few days.

pl advise how to reach you
total 9 share value here can gather

12 Aug is for LP AGM and EOGM
1.There are big banners in LP displayed to inform owners of the AGM n EOGM.
2. By registered post the notice of this AGM n EOGM was served. The agenda includes:-
A)a presentation by property consulatant on the enbloc...$$$$,bla,bla,bla
B)the forming up of the Sales Commitee by voting.
LPMC have done a excellent job.

Looks like thay have rebounded! Although i used yesterdays crash to pick up 2 options at 20% below the asking by scaring the stupid owners into selling! What's more those idiots gave me an 8 week option period. I am about to sell both options for close to 20% more today. I love volatility!!!!!

AIYAH to all sour grapes and doomsday agitators, those east coast estates LP/LV/NC are all nice estates. If the money offered is too good to refuse, majority will surely let go. If offer is no good or if enbloc do not take off for whatever reason, so be it. You still get to stay in the spacious rustic unique estates which despite its age is still very attractive and will command a value at a premium. By then all those new dense condos will be no match for the luxury of space these 3 estates are having and people will be clamouring to come in. So chin up LP/LV/NC owners!!!!
