Hi Everyone,

Lets be resourceful and help those about to look for a place to live and those arriving that have no idea whats en bloc.

Can you help with to try and make a full list they come under two categories En Bloc Achieved (finalised) and En Block Potential (votes, numbers still being organised) - I know we are going to be house hunting in a few months and it seems that En Bloc is like a disease spreading everywhere, this is my best guess list to date - you might have better updated info: -

I may have some in the wrong list - if you know for sure can you help.  It just seems such a nightmare at the moment and I know people who have not even been told of the en bloc potential then a couple of weeks later the en bloc is achieved

So what I'm trying to achieve is us, the expat community informing ourselves in a better way.

Another interesting thread would be condo's with major ongoing construction planned next to them.

Okay hopefully we can get a complete list.

Haven't head anything about Regency Park from friend on mgt committee but they are undergoing major renovations in the New Year so pool etc will be out of action for a while which may be a consideration for anyone looking to live there - noise, inconvenience etc

Sorry for being a bit dumb but what does this all mean? I lived in S'pore 5 years ago and never heard it before.

We are moving back soon. But what exactly does all this mean - they are being demolished/ rennovated/ sold ?

Hi Pebbles - En Bloc means these condos are sold to re-developers, here's the process so you can check what stage they are at: -

1.  Someone (owner) seeks to go en bloc
2.  Agent Appointed (though may come later)
3.  Need 80% of owners to agree
4.  Once agreed then buyer (re-developed sourced) - however, in the case of some of them the buyer seems pre-sourced and they wait for the agreement of the owners.
5.  Then the deal needs to go to the Strata Title Board for approval (may take up to 4 months, more if objections raised)
6.  Once Strata Title Board approves - tennants given 6 months to move out.

En Bloc Potential - means that they are either talking about voting for it, still seeking 80%.

Hope this helps - ususally you can also tell because the rents for these en bloc potential and achieved places are below market value.

Example:  Patterson Tower (close to orchard road) is currently showing $4K for 4 bedroom units - this place has en bloc already achieved.
