Looking for something low-risk and with a term of around 5 years. Would prefer to stay away from Stocks after being burnt twice now. Would like 4-5% return per year or more if possible.

Anon, Solaris asked for a low-risk investment.   Why can you say SG property can only go up.  Is there any evidence that it has only gone up in the past?

low risk  and 4-5% per year, not sure any money market fund could achieve that for continuous 5 years.
years ahead interest rate will just go up, worldwide.
guess better get a financial adviser (conservative style) to prescribe a portfolio.

you would think that people will have figured out that if government bonds are yielding 2% for 5 years and if you want 5%, you gotta be taking some kind of risk

What is your currency of investment?  The story for the time frame you mention is inflation in EMs and stable prices to low deflation in the developed World.  Here are some ideas with this in mind:

*Gold
*Government debt of countries like Brazil, Australia and China
*Collectibles (automobiles, art, etc) - but do your homework first
*Partial 'ownership' in professional sports team.  For example, PSLs in the NFL, or look into the developing Sports scene here in Singapore (including F1 and related racing)
*Blue-chip dividend-paying stocks anywhere

for a safe investment government bonds are hard to beat. municipal bonds have tax advantages for americans.

i would head back into the stock market if i was you. buy into an index fund with low fees. with a five year horizon the timing for index funds seems pretty decent.

And why not? Its a lot better than buying one of those new over-priced shoe boxes where you live.

I would strongly recommend buying at The Sail @ Marina Bay. You will gain at least 50% within five years.

Please don't waste all out time with your continual promotion of the sail. You are clearly without any doubt a party that is trying to gain financially by posting about this property on every thread that you can find. Oh and by the way. Seems you failed to even read the post before replying. Do you notice I say the amount $300K.

Buy a 650k studio which can be rented out for about 2.8k. Nett after interest deduction on 350k loan, overheads, etc you will get about 1.5k a month which works out to 8% yearly returns on your 300k downpayment and not forgetting potential price increases.
