Another explanation: Singaporeans are p*ssed off at the number of FT having been allowed into the country from 2006 to 2009. The Government will have to run elections in the next 12 months and, sensing intense displeasure at their immigration policies, have quietly started to restrict the numbers of FT coming in. Resulting in more difficulties to hire by local companies, who have grown totally addicted to cheap foreign labor. Hence the need to run more ads in the newspapers.

Anyone thinking that the Gvt will let as many foreigners in the country in a pre-election year, where the immigration policy has become the hottest debated topic, is seriously off the mark.

Based on this, the likelihood that rents will generally increase island-wide is next to zero. There could be a few exceptions in a select few popular developments, but the average rents will stay flat or increase extremely moderately over the next 2 years.

For this first part of the year, there may be moderate increases but for now I hear that the rents will probably level.  Only CBD is likely to see increases as IR nears.  There are a few romancers who think its all going to crash and that theres a recession.  Well we have had out lean time here and the economy is doing well again.  Ignore those who fantasize over a 'double dip' and the likes.  Companies are hiring and more expats are arriving.  More tourists will come and overall things look set to grow again.  Good news all round.

And what is this latest theory (which I may add contradicts some of your previous theories) based on ?
