usual bull... agents and landlords are more than happy to negotiate... to save their face you can offer same 'rental' with two-month discount (no rental for 2 months), they'll "lap up" your offer (in-agentspeak)
i renegotiated my rental (directly with landlord)... started the lease in May 2009 at distress levels (River valley Rd.), renegotiated 3% higher (was offered higher, i bid lower, matched at close to last years' distress price) than current rental
go figure
