I am house hunting and have seen a few ads for the Springleaf area.

Not having previously considered it and not being familiar with the area, I would be very interested to hear from anyone who lives in the area and can tell me what they consider the pros & cons of living there (it does seem a little far out).

It would also be helpful to get a realistic view of what the semi-Ds are really renting for (rather than the usual hyped up prices that places are advertised at). If you have recently rented a place in the area I would be grateful if you would share your rental price.

I have also been looking at that area.  I know a few there renting fairly nice ones (renovated bathrooms etc) at around 5.5k.  I've been watching property sites and seen them advertised from between 4k (run down) - 6.5k in the last few months.

It's a walk and 20 bus trip to the MRT so you HAVE to have a car. If you have teenagers you will be driving them every-where. This is probably why the rental is so low, you need a car or two.
