if you are owning the space, just put up a 'for rent' sign and let the tenant decide the kind of business.

why do you want to own and worry about running the biz as well?

Making money my friend making money. I want to be a multi millionaire $_$ before I hit 40, then I will worry about getting a wife 10 years or so younger than me.

You know what, actually it is a good question! I have to reconsider the rental yield of the potential unit in far east plaza, I have noticed thats some of then goes into the 10k+ brackets

Agree with PP. Let a tenant deal with all the cr*p. Sit back and collect the rent. However, don't be surprised if a few of your successive tenants go belly-up.
