Hi,
I moved the SCT over my rental deposit. The tribunal asked the landlord to payup. But he has not done it so far (6+ months have passed). I will now get a bailiff order to secure the non-movable property of the landlord. Tedious process.

Are you the same "ayumik" who asked about how long it would take to get your citizenship application decision. 

You have made a poor decision seeking the Small Claims Court action against what is likely a poor and simple Singaporean landlord.  Does not matter the court ruled in your favor, you are likely to be tagged a troublemaker for using the courts, or a dullard for getting tricked by a simple landlord.

Just pointing out why there might be problems getting the Citizenship application processed.  Singapore is a small country, and they don't trust foreign devils.  Would have been best to first get the citizenship nailed down, then sue the former landlord.

I issued proceedings against my former landlord for an unpaid deposit - but didn't bother with the small claims. The rental contract said that claims had to be issued in the International Aribitration Centre here - so that's what I did...much to his annoyance and surprise.

Although it cost quite a bit to issue proceedings, I won, got my money back pretty much in full, got my costs back completely in full and upset my landlord enormously in the process.

All in all, it was worth all the aggro, money, time 100%!! Was cool to get the money back, was better to wind the landlord up for 9 or so months during the proceedings.

Kubes said and I quote a "poor and simple Singaporean landlord" which gave me the biggest laugh of the day!  To be able to own a property on this island you are certainly not poor.  The fact he has not repaid the deposit shows he's far from simple. 

Far too many greedy landlords and agents get away with all sorts!  Good for you!  You are no dullard but somebody who made an un honest person pay.  Hopefully that's how they will see it, you won and therefore your case was justified!

I too got an order from small claims for owner to pay back my money. But I was not lucky like you, I still didn't get my money.
In my case it was the owner collecting deposit and then telling the day before the move in that the house is not available. And not returning money too.
In small claims court she agreed to pay money. But not paying. Some other tenant stays in her house and she stays in Malaysia. Her phone not working.
I checked with Bailiff's section about Writ and Seizure but he says if owner has no movable property in the house, it is better not to waste more money.  I have a court order that I should get money, but not of any use...
Anybody has any suggestion?
