2001-2007 : The Bayron in Devonshire rd (behind singtel building on orchard road). 2 bedroom, 900sqft, new condo, between $2k and $2,5k

2007-2010 : Sims Green, Geylang, relatively new condo, 1300sqft, 3 bedroom, $2.7k

2010-2011 : Palm Oasis (Telok Kurau, East Coast) :  relatively new condo, 2 bedroom,800 sqft, $2.75k

For this price range its common to negotiate 100-200 dollar of the asking price.
There will be a huge offer of new units coming in 2012 and 2013 so prices should go much further down, but probably only from 2013 onwards...

This rent thing is a silly game and really helps nobody

Lets play "hide the sausage"... or..."kick the dog"... or something far more entertaining.

Peek-a-boo...I've seen yours..so that's one - nil to me, and you have to give me a one-hundred count to get away before you start looking. We're playing UN sanctioned rules, so don't argue.

We have a landed house paying about 12 K. Word of advice should you ever run across an Agent named Raj B, this fellow is very unethical and should be avoided at all costs.  Cry

The place we moved out off initially used him as their agent. He was going on how ethical he is...blar blar.

Anyway, I just finished my handover today. All I can say, it sucks to be a tenant here. LL is all out to get you...especially not my landlord (who owns around 4 properties around in Singapore), I hope you won't rent from them, coz you will be in alot of trouble when you moved out. Even my professional property manager who went through the handover was in shock (bear in mind, he is a professional who has gone through countless of handover). He was evidently in shock and awe, how nit picking my landlord was!!!

I am a landlord, I co-own two Condos with my dad, which I rent out to expatriates. Most of my tenants are great, I have only had one clown who destroyed part of my wooden flooring, didn't want to pay and tried to do a runner.

I take a very high quality video of the condition of the house (as well as the tenants' faces so they can't deny it was taken when they moved in) every time I rent out to a new person.

I went down hard on the guy who tried to do a runner. I withheld his bond, sued him, and he paid up before we went to court. In the end, he ended up paying for me lawyer's fees as well.

Yeah Singapore LLs are unique. We moved four times in Singapore during our stay there and every time we moved it was the same story: The LL would take out the magnifying glass and white gloves combing the apartment for defects trying to find reduction reasons from the deposit. I can just say that it is really important that when you move into a new place to properly document the place with pictures, create a document over the general state of the apartment at handover and then have the landlord sign / have also an independent witness present. The LL will still pull out the magnifying glass but at least you will be better protected.

It seems that once you hand over the deposit to the LL they think and act as if it was their money.

Deposits should be held by an independent party (specifically an official national entity that holds rental deposits). The unscrupulous LLs will still try it on, but at least they will not have all the power by virtue of holding the cash.

Or like in Belgium where the money was held in an escrow account where both parties had to reach an agreement

Welcome to Singapore. Ka-ka-ka-ka-ching! Now you know why I love foreigners so much.

I am thinking of buying a third Condo in one or two years' time when the property prices fall, this one, I will put it under my own name. I have very little cash savings, everything is in property and stocks, with only 0.5% interest rates for bank deposits, having cash makes you a poor man. They say cash is king, I say stocks, bonds and property is the way to go! Cheesy

I rented my HDB for 2K monthly. Its a crazy market. If you guys don't settle for condo, just go for hdb to save on money.
