Had a most nightmarish handover. Luckily we had a professional property manager
to oversee the handover, plus ourselves and our own property agent.

By the end of the handover, the property manager who started saying the LL sounded nice on phone, turned to me and go, they are the worse LL he has come across!!! And to my agent, he said, don't ever lease their properties!!!

They have never heard of wear and tear, all is tenants responsibility........trying to milk for everything you have got. Even though we had hundred of pictures, and a thorough property condition report. They were nittpicking on the parts which we missed or do not have photos of!! (faint!!). Lesson for next time is, never rent again in Singapore or take every nook, and cranny of the new place you are rented, and also avoid any properties of this landlord!!!

Great info there.  These greedy landlords will have their day soon. Property is about to fall, its in the news.  The property bubble just grew too big too fast.  As soon as you have market conditions whereby ordinary people are priced out, the result is never good.

When it is time for the handover, get a contractor in to spruce up the place, wash exterior or garden walls, do touch up painting inside, replace blown bulbs, gloss over any imperfections that the evil buggers could possibly find fault with. It is worth it if you have a fat deposit that they want to hang on to. And, as a previous poster said, take lots of photos. We do 360 degree photos of every room and the exterior of the house, including the garden, from every angle, in every corner. Better safe than sorry.

Great advice there. Only problem is our former house was a super old property with a super stingy landlord. If only you can meet with the landlord prior to making up your mind about a property...lol.
Every single contractor that she sends, always say the same thing to me. She is super stingy!!
Just can't wait for the day I leave here.

Why not just buy ?   Its far easier.  Market is good and you will probably make money.

OP:  It is standard to put "Fair wear and tear excepted" in the lease agreement.  If yours didn't have this, then you haven't had good advice at the start of the contract.

It doesn't nake any difference. These morons do not understand the concept of fair wear and tear. They just want to fleece you at the end of your lease.
