Hi, I'd greatly appreciate it if someone could give me the name of an organisation in Singapore that can advise me about Expat Property Rights. I have been told that if Expats have to leave Singapore they are entitled to a refunded deposit.

I don't know of any such organisation.  However, hopefully you have a diplomatic clause in your lease specifying your ability to terminate the lease with say 1 months notice if you are required to leave the country.  That is standard for foreigners usually.  

The lease is a landlord-tenant agreement, whether you are a foreigner or a local.  So I doubt any special external conditions apply.  I could be wrong though.

Well Regina, it all depends what agreement u've with the landlord in the tenancy contract. The usual is, after 12 months stay u give 2 months to quit or 2 months in lieu of notice, that's for a 24 months lease period. So, if u quit before the 12 months + 2 months, then u need to pay for that  unoccupied period or loose your deposit.
